THE GOLDEN RULE HAS CHANGED
Location. Location. Location.Location. Location. Connectivity.
Your asset's digital performance now directly affects its value.
BUILD is independent digital governance for your assets — from acquisition through to operation.
Confidential · No commitment · 30 minutes
WHAT NOBODY TELLS YOU
Your asset's digital infrastructure only gets noticed once it starts costing money.
Development & Works
Nobody is coordinating your digital works package. From concept design to handover.
BUILD steps into your project process and takes on this phantom package — from brief through to handover.
Secure my project↓Investment & Valuation
Your asset carries hidden digital debt. Here is what it costs you.
Every refurbishment turns up capex surprises on infrastructure nobody had mapped. BUILD makes that risk visible before your next investment committee.
Quantify my digital debt↓Operation & Day-to-day management
Digital management should never have been in your scope.
BUILD takes back this remit, simplifies your contracts and clarifies responsibilities — you keep control of operations.
Simplify my operations↓Data ownership
Your operational data isn't yours. You will only find out when you change provider.
BUILD recovers ownership of and access to your operational data, and writes it into your contracts — so the subject stops being taboo.
Take back my data↓WHAT MAKES THE VALUE
Connectivity has become a component of value. So has operational data.
For a long time, the value of a commercial asset was measured by its floor area, condition and location. Connectivity has since been added. So has the operational data it generates.
Your tenants, lenders and insurers already examine both. You are often the last to have a clear view of either.
Both components nevertheless remain invisible, ungoverned and under-documented. What isn't measured ends up being paid for.
Rental value
A prime occupier checks connectivity before even viewing. Certification justifies the rental premium and secures Day One attractiveness.
Opex control
Overlapping maintenance contracts, technology stacked up until nobody questions it any more. These costs don't show up in a budget. They show up in an audit.
Financing terms
Your lenders require continuous, auditable ESG data. An asset unable to produce it ends up paying the difference on its rate.
Risk valuation
Technical traceability and cyber resilience. That is what your insurer looks at before setting its premium and its excess.
Four levers.None of them is technical. All four are matters of governance.
THE PROBLEM
Everyone looks after your asset. No one governs its digital infrastructure.
Your integrators, M&E consultants and property managers do essential work — within their remit. That is exactly the problem: everyone sees their own remit, but no one takes end-to-end ownership.
An asset's digital infrastructure is built by accretion. One project. Then another. Each with its own integrator, its own systems, its own contracts.
The result: parallel infrastructures that do not communicate with each other. Data owned by your maintenance providers rather than by you. Costs buried in the service charge without anyone noticing.
What wasn't governed at the outset cannot be corrected for free.
What inaction costs, in practice
Unplanned capex on infrastructure nobody had mapped.
Data that cannot be used when an ESG audit comes round.
An asset that struggles to convince a tenant, a bank or an insurer.
Three signs your asset is exposed
- 01You don't know exactly who holds your operational data.
- 02You don't know how many providers have remote access to your building systems.
- 03You have no digital map of your assets.
THE BUILD ANSWER
Two inseparable jobs.
BUILD puts rigorous governance in place over data, digital infrastructure and connectivity. We are the owner's independent digital representative.
CONNECTIVITY
What enters and leaves the asset.
Telecom entries, mobile coverage, redundant access. It is the first technical criterion a tenant checks, and the first reason to renegotiate when it falls short. An occupier must be able to work from day one, without interruption or last-minute arrangements.
THE DIGITAL BACKBONE
What runs through the asset.
A single converged IP network, onto which every building system connects through standardised interfaces. Open systems, to avoid vendor lock-in and to give you exclusive control of your operational data.
Connectivity alone lets you let the space. It doesn't let you govern it. Without a backbone, every system stays isolated, every data set stays captive, and the asset stops improving.
Siloed asset
Every system has its own vertical cabling and its own equipment.
BMS, intruder detection, access control, CCTV, other building systems
Converged asset
A single backbone serves every building system.
A single converged cabling system over IP / Ethernet. Each point is a connected building system.
THE FOURTH UTILITY
An asset has four utilities. You govern three.
Water, electricity, air conditioning: you have always governed them. A clearly identified network, meter, contract and owner.
Data is the fourth. It already flows everywhere in your asset — but often with no common infrastructure, no identified owner, and no clear contract on access.
The only one for which you control neither the network, the meter nor the contract.
That imbalance is exactly what the digital backbone corrects.
- Watergoverned
- Gasgoverned
- Electricitygoverned
- Dataungoverned
WHAT WE DO
We step in when the decisions still matter.
BUILD carries the digital works package from the owner's standpoint: specifications, tendering, site supervision and handover. We are neither a technical contractor nor an advisory firm: we steer the decisions and answer for the result.
We don't maintain. We don't sell technology. We govern — from the owner's standpoint.
Due diligence — before signing
Assess the digital debt before you buy.
An asset's telecom and digital infrastructure cannot be assessed at a glance. BUILD produces a full map of its digital maturity — so you enter negotiations with a clear view of the risk.
- Full mapping of network and telecom infrastructure
- Quantification of technical debt
- Consolidated negotiating arguments
- Label Ready path: preparing the asset without committing to certification
We don't lay the cables. We answer for the result.
We don't maintain your building systems. We don't operate them. We sell no technology — neither our own, nor a partner's.
What we do instead is carry the digital works package end to end: we write the specifications, run and analyse the tender, supervise the site and project meetings, manage handover and close out the snags. We sign off what is delivered on your behalf.
That is why we stay.
HOW WE WORK
Seven things nobody does in your place.
Make it visible
Set out the choices of architecture, standards and interfaces. You cannot arbitrate what you cannot see.
Keep it coherent
Align telecoms, digital systems and building services. A lack of alignment is what allows this accretion to build up.
Steer the decisions
Balance operational needs, site constraints, budget and the need to prevent technical debt. Someone has to guide the decision, and it cannot be the party doing the selling.
Secure the interfaces
Clarify responsibilities between parties. The grey areas between two providers are where projects break.
Stay vendor-neutral
We know the market's players well, but we sell no hardware, software or subscriptions, and we take no commission, rebate or referral fee. None of our income depends on the solution you choose — which is what makes our judgement independent.
Oversee delivery
Specifications, tendering, site supervision, handover and closing out snags. Governance without delivery is meaningless: we stay until what is handed over is compliant.
Go and get the information
We collect the data where it sits — with your providers, your operators, your maintenance contractors — rather than asking you to reconstruct it.
And when a crane operator severs a telecom operator's fibre, the difference between a few hours, a few days and several weeks comes down to neither a contract nor a procedure. It comes down to knowing who to call — and having their number. Meanwhile, your tenant is unable to work.
YOUR PARTNERS
We replace no one.
Your providers stay in place. We give them a common framework and a single independent party to steer decisions from the owner's standpoint.
With the M&E consultant
The consultant handles design and sizing. BUILD defines interoperability and governance, freeing the team from IT and data questions that fall outside its core discipline.
With the property manager
Day-to-day management ensures continuity. BUILD rationalises contracts and recovers the data, reducing the property manager's workload and removing unnecessary service charge items.
A remit written down beats a remit assumed. That holds for you as much as for your providers.
OUR COMPASSES
BREEAM rates environmental performance.R2S, WiredScore and SmartScore do the same for digital infrastructure.
Three independent standards that carry authority in the market. We didn't invent them — we know them, on your behalf.
Understand the standards →EVIDENCE FROM THE FIELD
What we avoided.What we secured.
Assets in Brussels and Luxembourg. A few of the engagements that best show what we prevent and what we secure.
Selected engagements →NEXT STEP
Your assets may be carrying digital debt. Thirty minutes to find out.
Confidential, no commitment. An honest read on where you stand, nothing more.
We don't work with everyone. We work with owners and managers who have assets to govern — in acquisition, in works, in operation, or facing a demanding occupier.
What you leave with: a clear view of your digital risks and levers you can act on immediately.
What is your situation?
We map the digital debt before signing — so you enter negotiation with a clear view of the risk.
We coordinate the digital works packages during construction — so your installers don't decide in your place.
We secure Day One connectivity — so nothing compromises the handover or the signature.
We simplify your digital billing and your contracts — often an immediate reduction in the service charge.
That is precisely what the conversation is for. Thirty minutes to identify whether your asset is exposed — and to what.
