OUR METHOD

Governance means deciding who does what, according to which criteria and at what cost.

BUILD'S ROLE

Seven things nobody does in your place.

Make it visible

Set out the choices of architecture, standards and interfaces. You cannot arbitrate what you cannot see.

Keep it coherent

Align telecoms, digital systems and building services. A lack of alignment is what allows this accretion to build up.

Steer the decisions

Balance operational needs, site constraints, budget and the need to prevent technical debt. Someone has to guide the decision, and it cannot be the party doing the selling.

Secure the interfaces

Clarify responsibilities between parties. The grey areas between two providers are where projects break.

Stay vendor-neutral

We know the market's players well, but we sell no hardware, software or subscriptions, and we take no commission, rebate or referral fee. None of our income depends on the solution you choose — which is what makes our judgement independent.

Oversee delivery

Specifications, tendering, site supervision, handover and closing out snags. Governance without delivery is meaningless: we stay until what is handed over is compliant.

Go and get the information

We collect the data where it sits — with your providers, your operators, your maintenance contractors — rather than asking you to reconstruct it.

And when a crane operator severs a telecom operator's fibre, the difference between a few hours, a few days and several weeks comes down to neither a contract nor a procedure. It comes down to knowing who to call — and having their number. Meanwhile, your tenant is unable to work.

YOUR PARTNERS

We replace no one.

Your providers stay in place. We give them a common framework and a single independent party to steer decisions from the owner's standpoint.

With the M&E consultant

The consultant handles design and sizing. BUILD defines interoperability and governance, freeing the team from IT and data questions that fall outside its core discipline.

With the property manager

Day-to-day management ensures continuity. BUILD rationalises contracts and recovers the data, reducing the property manager's workload and removing unnecessary service charge items.

A remit written down beats a remit assumed. That holds for you as much as for your providers.

THE PRINCIPLES

What sets a digitally governed asset apart.

Service platform

The asset can host digital services without construction work.

Converged network

A single IP network runs through the asset. No more parallel networks per system.

Three independent layers

Services, infrastructure and hardware are decoupled. Change a service, a device or a provider without touching the infrastructure.

Interoperability

Data flows through open APIs. No vendor dependency.

Digital trust framework

Network, data and equipment are protected and governed.

Siloed asset

Every system has its own vertical cabling and its own equipment.

BMS, intruder detection, access control, CCTV, other building systems

Converged asset

A single backbone serves every building system.

Digital backbone

A single converged cabling system over IP / Ethernet. Each point is a connected building system.

CYBERSECURITY

A hyper-connected asset is an exposed asset.

Interconnected networks and the proliferation of connected equipment considerably increase the attack surface.

A ROBUST AND WATERTIGHT ARCHITECTURE

Logical segmentation

Strict isolation of building systems on shared physical infrastructure, using VLANs. A breach does not spread from one device to another.

Controlled access

Firewalls and managed switches to secure providers' remote access and lock down every network port.

Operational continuity

A redundant design, built for uninterrupted operation of the asset.

This is a matter of operational continuity, insurance premiums and compliance. IT is only the means.
