R2S certifies the asset's internal converged IP network — the digital backbone onto which every building system connects. WiredScore certifies connectivity to the outside. SmartScore recognises the intelligent uses the first two make possible. All three are complementary and they stack: R2S is the foundation, WiredScore is the façade, SmartScore is what the occupier experiences day to day.

It does not come down to an automatic rental premium. Cushman & Wakefield's 2025 study The Smart Premium observes an average premium of 4.1% in the London market for WiredScore-certified buildings, rising to 7.3% where WiredScore and SmartScore are combined — figures that do not transfer mechanically to Belgium or Luxembourg. The real return comes mainly from rental attractiveness, reduced letting risk and better-targeted technical investment.

At what point does BUILD step in on an asset?

At four points where decisions commit the asset: during acquisition, to map the digital debt before signing; during works, to carry the digital package end to end; when an occupier arrives, to guarantee Day One connectivity; and throughout operation, because an asset generates digital decisions continuously.

The work rarely ends there. An asset generates digital decisions all the time, and that is precisely what nobody was governing. Our clients retain us for ongoing support: we remain their point of contact on these matters, guide decisions as they arise and keep the map up to date. That is what prevents accretion from starting again.

Relationships, yes. We know integrators, operators and M&E consultants well — which is how we know who honours their commitments and who falls short. Commissions, no. No rebates, referral fees or reseller agreements. Our fees are our only income, and they do not depend on any particular solution. It is precisely because we know these players without depending on them that our independent judgement is valuable to you. A provider recommending its own technology isn't giving you an opinion: it's giving you a quote.

No, and the distinction matters. BUILD operates no systems and sells no technology. What BUILD does goes well beyond advice: we write the specifications, run and analyse the tender, supervise the site, manage handover of the works and close out the snags. No. Your providers stay in place and keep their remit. BUILD arbitrates digital decisions from the owner's standpoint and clarifies responsibilities between parties. The M&E consultant is freed from IT and data questions; the property manager sees their contracts simplified.

BUILD works mainly in Belgium and Luxembourg. Occasional engagements in France are possible depending on the context.

Little, and that is deliberate. We go and get the information where it sits — with your providers, your operators, your maintenance contractors — rather than asking you to reconstruct it.
